Fees for Landlords

Managed Service


Fee: 8% of rent plus arrangement fee of 50% of one month's rent - service includes:
Marketing your property on Rightmove and Zoopla
Marketing your property to existing tenant contacts
Rent guarantee policy (up to £4,000 pcm subject to underwriters' acceptance)
Preparing a Property Guide for tenants
Supplying a Welcome Pack for tenants
Accompanying prospective tenants on viewings
Negotiating and submitting offers received and finalising terms
Taking up references and credit checks
Preparing and submitting a tenancy agreement to you and the tenant
Collecting first 5 weeks rent as deposit and first month's rent
Registering deposit with the DPS
Deducting any pre-tenancy invoices if applicable
Collecting and remitting rent
Liaising with utility suppliers when the tenant occupies the Property
Preparing statements
Operating a rent arrears process
Contacting you and the tenant regarding any renewal or termination
Negotiating renewal, preparing and submitting any documentation
Administering ground rent and services charges where applicable
Dealing with day-to day management matters
Retaining a working fund
Instructing independent inventory clerks
Arranging routine repairs and instructing approved contractors
Arranging annual Gas Safety reports, Electrical Safety Tests and Energy Performance Certificates
Instructing professional cleaners
Investigating matters relating to the property
Property visits at least twice annually
Advising you on any damages or compensation due from the tenant
If compensation is due liaise with you and the tenant outlining details of the claim and making necessary, deposit deductions and liaising with the DPS if necessary
If we are instructed to oversee works which exceed £2000 we reserve the right to charge a fee of 10% of the total cost of that work

Fee: Equivalent to 1 months' rent, service includes:
Marketing your property on Rightmove and Zoopla
Marketing your property to existing tenant contacts
Accompanying prospective tenants on viewings
Negotiating and submitting offers received and finalising terms
Taking up references and credit checks
Preparing and submitting a tenancy agreement to you and the tenant
Collecting first 5 weeks rent as deposit and first month's rent
Registering deposit with the TDS where required
Deducting any pre-tenancy invoices if applicable
